A ll great leaders know that the biggest challenges also present the greatest opportunities—and that change can also feel a bit like crisis. Such is the case for this year's Power Brokers as they report on a highly successful 2017, and anticipate an even better 2018, yet continue to face several daunting obstacles, from stunningly low inventory to a dearth of first-time homebuyers. The numbers reflect both the challenge and the opportunity. While the Top 1,000 respondents to RISMedia's 30 th anniversary edition of The Power Broker Report amassed a sizeable $146 billion-dollar-plus collective increase in sales volume for 2017 over 2016, they also reported just about 140,000 more total transactions this year over last year—a clear indicator of escalating prices in a low inventory environment. But for Power Brokers, it's always about finding the upside. "Low inventory is an opportunity to bring back techniques and strategies to help our agents go out and find listings," says Felicia Hengle, president of Ohio Operations for Coldwell Banker Schmidt Family of Companies.
