{Publisher's Desk} Outlook: A Sustainable Future M any Power Brokers are enjoying something they haven't seen in a long time: balance. The majority of respondents to our 31 st Annual Power Broker Survey describe their market as "balanced" (49 percent), compared to just a year ago when most described them as "growing" (38 percent). While the escalating prices driven by the inventory drought were exciting for some, it brought back memories of a burst bubble for many. But as price wars abate and a sense of normalcy returns, the majority of Power Brokers are "cautiously optimistic" (59 percent) about the prospects for long-term, sustainable business. "I believe there will be greater balance in U.S. housing in 2019 with home prices leveling off and home sales ticking up," says HomeServices of America CEO Gino Blefari. While lack of inventory remains the No. 1 challenge (see all Power Broker Report statistics on page 56), the percentage of respondents who ranked it as No.1 fell from 71 percent in 2018 to 49 percent in 2019. Even one of the most inventory- starved regions of the country, Silicon Valley, is anticipating some relief. "We expect an inventory surge over the next few months that will provide supply relief, but where that drives the market is uncertain," says Sereno Group CEO Chris Trapani. So, where are Power Brokers turning their watchful eyes to? The economy. While last year, just 1 percent of respondents ranked "economic uncertainty" as a challenge to business, this year, 25 percent of respondents flagged the economy as a concern. "Governmental and economic uncertainty is a distraction to the general public," says Watson Realty President Ed Forman. "There is a huge business impact when people are distracted from their financial goals."
